La rupture d’un contrat de location est un probl\u00e8me bien connu des propri\u00e9taires d’immeubles locatifs. Il n\u2019est pas facile d\u2019\u00e9vacuer les locataires qui violent leur contrat et ne veulent pas quitter la propri\u00e9t\u00e9 de leur plein gr\u00e9. Le propri\u00e9taire est oblig\u00e9 de saisir le tribunal et un avis d’expulsion ne peut \u00eatre \u00e9mis qu’apr\u00e8s une longue enqu\u00eate. Pendant tout ce temps, le locataire peut vivre paisiblement dans la propri\u00e9t\u00e9, ne pas payer de loyer, ni payer les d\u00e9penses courantes, et m\u00eame dans le pire des cas, endommager la propri\u00e9t\u00e9 et ses environs. Cette proc\u00e9dure acc\u00e9l\u00e9r\u00e9e permet l’expulsion d’un locataire qui n’est pas dispos\u00e9 \u00e0 respecter les termes du contrat de location dans les plus brefs d\u00e9lais. Tout propri\u00e9taire d’un bien lou\u00e9 a la possibilit\u00e9 de d\u00e9poser une r\u00e9clamation conform\u00e9ment \u00e0 la proc\u00e9dure (\u00ab\u00a0proc\u00e9dure d’expulsion d’un locataire avec refus\u00a0\u00bb) ou selon d’autres proc\u00e9dures propos\u00e9es par la loi.<\/p>\n

De cette mani\u00e8re, le propri\u00e9taire peut expulser le locataire non d\u00e9sir\u00e9 facilement et relativement rapidement, r\u00e9duisant ainsi ses pertes au minimum.
